PRICE EVALUATION AND MARKET REVIEW

MARKETING STRATEGY
Our marketing strategy is based on the local landscape of the property and current market conditions. Our team will develop a detailed plan based on the property evaluation and use hundreds of data points to optimize pricing, allowing us to maximize results for our clients. We will create booking websites and community portals and launch a robust digital marketing campaign to fill vacancies.
TENANT SCREENING
We know that proper tenant screening is one of the essential steps necessary for successful property management. We take this process seriously, including thorough credit and background checks as well as interviews with each potential renter to help us get better acquainted on a much more personal level!
TENANT MANAGEMENT AND RENT COLLECTION
Tenants are your clients. They deserve to be treated as customers, and we like to incentivize them for good behaviors such as on-time payments or reporting maintenance issues to preserve the integrity of the property. Our goal is to ensure tenants are happy with the property so they don't have any reason not to comply with the lease.

In rare cases, when tenants fail to comply with the terms of the lease, we will need to terminate the contract and start the eviction process. Eviction fees might be charged if necessary; these extra costs would be needed to be added to your property management fee.
FINANCIAL REPORTING
Landlords need to monitor the financial performance and examine each month's reports. Your portfolio’s actual numbers should be compared against expected values in order for you make informed decisions about how it will operate moving forward, so that everything runs smoothly without any hiccups or issues.

TENANT MOVE OUT AND TURNOVER
We help tenants move out with a "Move-Out Inspection" and disposition of security deposits to cover any damages. We conduct super fast turnover that's cost-efficient, giving you a chance for an easy rental experience! In some cases, we offer upgrades so landlords can get better rents; this is at our discretion, though--we might need your approval first since it could affect future rent prices if done wrong or not updated correctly after the previous tenant has moved out already.

Our monthly property management fees ranges between 5% to 10% of gross rent revenue for multi unit dwelling and it varies based on the amount of units we have to manage.

SHORT-TERM RENTAL MANAGEMENT FEES
Our short term rental rate management fee ranges between 15% to 20% of gross rent revenue and it depends on the type of the property and it's location.

SINGLE FAMILY HOMES MANAGEMENT FEES
Our management fee for Single Family Homes ranges between 7% to 10% of gross rent revenue with the min of $250 per month and maximum of $1250.00 per month.
SINGLE CONDO UNIT MANAGEMENT FEES
Our management fee for Condos ranges between 5% to 9% of gross rent revenue with the min of $200 per month and maximum of $1000.00 per month.
