St. Boniface Luxury Condos: A Stunning Example of Adaptive Reuse
Table of Contents
The historic St. Boniface Church, located in Chicago's West Town neighborhood, was once slated for demolition. However, thanks to the efforts of developer Michael Skoulsky, founder of Stas Development, the church has been transformed into a stunning residential development that retains the building's historic character while providing modern amenities for its residents.
The St. Boniface Landmark Condo Conversion Project stands out as an exceptional example of adaptive reuse. This innovative project involves transforming an existing building for a new use instead of demolishing it and constructing something entirely new. Not only does this approach to development promote sustainability, but it also helps preserve the character and history of the community.
By reusing existing structures, developers can minimize waste, reduce their carbon footprint, and breathe new life into old buildings that might otherwise fall into disrepair.
The St. Boniface Landmark Condo Conversion Project is a testament to the beauty and value of adaptive reuse. It serves as a model for future development projects that promote sustainability, preserve community history, and create beautiful and functional spaces for residents to live, work, and thrive.
Inspired By A True Artist
St. Boniface Residences consist of modern condominiums designed to reflect the character of the historic building and another 20+ units to be built in a new building next door. The original facade of the church has been preserved, while the interior has been reimagined to provide a contemporary living space.
The church is around 60,000 sq ft, which will be turned into 18 condos, of which 16 are already under contract. Each condo will average around 3000 sq ft. One of the largest condo units will be on the first floor, which will be about 4,000 sq ft with over 1000 sq. ft of a terrace at the back and serve as a single-family home,"- Skoulsky explained.
The church's former sanctuary has been transformed into an impressive multi-story atrium that floods the space with natural light. The condos are spacious and open, with high ceilings and large windows that offer breathtaking views of the surrounding neighborhood.
In the Profit Knocks episode, Micheal explains the building's unique layout and zoning challenges that took years to overcome.
"The area's zoning laws initially did not allow a fifth floor. However, the new zoning laws do not put any such restrictions. Therefore, the fifth floor will have ceilings of various sizes, with the lowest ceiling coming up to 7 feet and the highest one going up to 25 feet. The floor plan also incorporates the bell tower; three units contain the towers, which afford the most incredible views from the balconies."
The church is located across the street from a park so that the residents can enjoy an unobstructed view. Bedrooms were placed in locations with limited views, but living rooms were designed in places with amazing views and large windows.
Most of the church's interior was made of plaster, except for the altar, which is made of marble. To install the electrical and the plumbing in the church, the developers have to rip out the interior down to the brick. However, the church's exterior and structure are expected to remain relatively intact.
Phase Two: Brand New Condos
Phase two of the development project will entail constructing a new residential building with four stories directly to the church's east. According to Skoulsky, the building is expected to feature 20+ condos, though final plans are yet to be confirmed.
The St Boniface condos for sale will be priced at $899,000 to $1.3 million with pre-sell deals underway.
